ASK ME: THE BEST DAY – AND TIME – TO LIST YOUR HOME FOR SALE!

So the question is: does listing a home on a specific day of the week – and even a certain time of day benefit the seller? Interestingly enough the day you list your home may make it sell faster and for more money.
 
Recently one of my sellers forwarded an article to me regarding the subject.  Now we all know that timing is everything and real estate is no exception. According to data, Thursday is the best day to submit new listings. And, homes listed on Thursday sell faster. Now to be fair, on average they only sold five days faster than homes listed on Sunday (the worst day to list).
 
The theory for listing on Thursday is that most prospective buyers tour listings over the weekend and begin planning their home tour route on Thursday. With regards to time of day, I feel it is actually better to list later in the day so that when the daily listing emails go out you are at the top of the list as opposed to the bottom of the list therefore getting more online activity. 
 
While listing the home later in the week can create more urgency, listing it slightly early, on Wednesday, could actually get you more money. According to Redfin statistics, homes listed on Wednesday had a $2,023 advantage in sale price over homes listed on Sunday, 
 
Although not everyone in the industry agrees with these findings, I believe it is important to understand your specific market location and build a strategy to support each unique potential home sale.
